No HOA Fees For Year To First Buyers


The Hammock at Palm Harbor is already one of the best new home condominium values in the Palm Coast area. Now, the developer is making it an even better proposition with the announcement of new pricing and other special incentives.

Prices have been reduced across the board on residences in the first building with savings up to $76,000 off the original prices. Prices, after reductions, start at $349,000 for a condominium residence that is comparable in size and design to a custom single family home. In addition, for a limited time, buyers in the first building will have their HOA fees waived for 12 months once they close if they make a purchase during this special offer.

“Our floor plans really were designed to live like single-family homes and the buildings are designed with just seven residences,” says project general contractor Eric Olsen of Olsen Custom Homes. “My years of expertise and experience in building hundreds of award-winning custom homes has gone into the careful design of these residences and the new prices really are very competitive compared to custom homes I build at gated communities in the area.”


The Hammock at Palm Harbor is planned for up to 112 residences. The first building is now completed along with the grated entrance, amenity center and extensively landscaped grounds including four ponds, sidewalks and soft pathways.


“Our residences are already an excellent value when compared to what is available in condominiums on the resale market,” said Hammock at Palm Harbor developer Bud Gray. “Buyers should take care when comparing simply on the cost-per-square-foot since older properties may require additional costs in repairs and renovations. There may also be issues with the HOA solvency and conditions of the amenities and grounds.”


According to Gray, buyers will also save almost an additional $5,000 with the special waiver of first year HOA fees. “It’s a great opportunity to buy at exceptional pricing and have very low carrying costs for the first year.”
